Exceptions to the cancellation policy include cancellation prior to 1 August or 28 days before Tenancy Start Date (except for September start), cancellation within 7 days of payment of Booking Fee (if applicable) and non-collection of keys, denial of UK Visa application, failure to obtain required qualifications, and deferral of university entry.
